How to Sell a House in the Winter
Everyone knows that Real Estate slows down in the winter months. Thanks to holidays, cold weather and a lot of vacation time; people just don't have the time or desire to go house hunting.
However, there are some people that still look during this time of here. So, here are a few tips to making your house stand out!
1.) CURB APPEAL! This is always important to selling your house, but it can be more important during the winter months when your yard doesn't have fresh green grass and beautiful flowers to make it appealing. When it's cold and blistery make sure to always have your walkways a drive ways free of ice and snow or leaves. Have your gardens properly trimmed back and neatly covered with burlap if need be. Also be sure to keep your windows and door ways clean of ice and dirt. Another thing people may not think of is to keep your holiday decorations clean, simple and minimal. It's nice to have a decorated house, but not everyone has the same taste; so stick to white lights and nix the 1,000 different blow up yard ornaments.
2.) Use a timer on your thermostat. If you like to keep your heating bill low and generally have your temp set low, that's completely understandable. However, people don't enjoy freezing while looking at your house and they don't have the luxury of picking up your blankets and bundling up like you do. It doesn't take much though, just set your thermostat to heat your home up to 72 degrees 30 minutes before your showing and have it turn back down 30 minutes after. Plus, the programmable thermostat will be a nice selling feature!
3.) Hillight your homes energy efficient features. During winter months people start to really focus on keeping heat in and cool air out. So, during the cold months make sure you point out that your windows, insulation, heat and roof are all energy efficient; and if they aren't consider upgrading.
