Five Influential Factors When Deciding On A House

We can all get pretty overwhelmed when we are out looking for our next big purchase. Whether we are buying a new shiny car, a huge flatscreen tv, or a fancy frilly coffee, there are always so many deciding factors. What in the world should you be paying attention to when you are out looking at homes?

  1. What does your gut tell you? 
    Your first initial reaction to the house will tell you a lot about the property. In fact, it will tell you if you even need to spend time looking around. If on first impression you are not close to being in love, move on. There is no need to spend time imagining the ways it could be better. You want to buy something you love, not something you could love. 
  2. Is it right for your family? 
    The layout is wonderful- it's sprawling and spacious. But maybe that isn't what you need with a one year old. Even if the home is beautiful, is it practical? Think about your daily activities, and see if they will comfortably take place in this new setting. 
  3. How many problems are cosmetic and how many problems are structural? 
    With $100 and a trip to home depot you can replace all of the old fashioned knobs on the kitchen cabinets. A rotting door frame will cost you a whole lot more. Keep your budget and handiness in mind as you look at properties. Some things the seller will be willing to fix or lower the price for, and others they won't. If you are in a rush to move in, will you have the time and energy to be fixing and making repairs? 
  4. Are the room sizes right for you? 
    Is your kitchen the place where the whole family gathers or is it your living room? Communicate with your Realtor about what you are specifically looking for. If you want a giant master bedroom, but you couldn't care less about the back yard, these are important pieces of information to relay. Make sure the floor plan is one you love and feel "at home" in. 
  5. Can you envision your future?
    The home looks great right now, how do you see it in two years? Five years? Ten years? Can you see Christmases and birthdays taking place? Your child's first school dance? Sunday morning brunch with your neighbors? Think about what you want to wake up in, what you want it to look like, and where you want it to be. Can you envision yourself inside the home making memories?
